We are excited to announce that your Board of Directors has chosen Lone Star Bookkeepers to provide bookkeeping services for your community association effective January 1, 2023. LSB is a Houston based company with years of specialization in the homeowner association industry. We look forward to providing you and your Board of Directors with exceptional service.

2023 Assessment – The 2023 Assessment rate is $380.00 per homeowner. If you have already paid your 2023 annual assessment payment to Associa / HCMS, we suggest that you keep your payment records for confirmation if needed. Associa will be gathering any prepaid payments for 2023, and those payments will then be sent to Lone Star Bookkeepers.

If you receive a statement with an amount due at the end of January, please contact Lone Star
Bookkeepers to resolve the balance due with the prior payment confirmation.
Important Notes – Lone Star will only handle your homeowner assessment account and payments. The Lone Star Homeowner Portal will also have information regarding deed restriction violations. Violations – Starting February 1, 2023, Autumn Lake will have a new company in place that will handle violations. The violation fines will post on your homeowner account with Lone Star Bookkeepers homeowner account portal.

This information will also be made available to the community website once that service is in place.

Lone Star Bookkeepers will not handle the following community services – Complaints about the community pool, park, piers, pavilions, playground equipment, common grounds, other neighborhood concerns, cars speeding, arguments between neighbors, general suggestions and complaints for the HOA Board of Directors.

New Homeowner Account Contact – Lone Star Bookkeepers team will be available to help owners with their account balances. Account balances will be transferred from the current management company toward the end of January. Statements indicating prior balances will be mailed to homeowners once the information from prior management has been processed.

New Homeowner Account Numbers – With this change, there will be new account numbers for each homeowner. These account numbers have been generated and will be included for you on the statements that will be sent late January 2023.

New Banking and Payment Information – With this change in services, there will also be a change in the banking relationship for the association. Alliance Association Bank (AAB) specializes in the HOA industry and provides products and services uniquely geared towards community associations including the latest lockbox technology to accurately and quickly process and deposit your payments. Please see bellow payment options to ensure your payments reach the new Autumn Lake bank account with AAB. IMPORTANT NOTE: You will no longer pay TownSquare as that pay platform was a part of Associa / HCMS & every homeowner will also receive a new homeowner account number with your assessment coupons to be mailed out in January 2023.

We recommend and encourage homeowners to use the below online payment options for secure, quick, and easy payments. Please visit our website , click the Homeowners tab at the top, then click the green Homeowner Payments button to go to the Homeowner Payment portal for these payment options.
• One-Time eCheck – One-Time ACH direct debit. No fee.
• Recurring eCheck /ACH – Recurring direct debit withdrawal allowing owners to determine the date of the debit; AAB will send a reminder email prior to the debit. No fee.
• Credit Card – All credit cards are accepted. Service fee applies and is charged at the time of payment.
• Debit Card - $5 service fee applies and is charged at the time of payment.

You can use the bill payment service provided by your bank. If you utilize your bank’s Bill Payment Service, please do the following:
• Delete the existing payment profile and create a new one to the address listed below.
• Ensure the check is made payable to Autumn Lake POA, and
• Enter the following information onto the memo for the payment: 7427 - Association ID - Property
Account Number (example: 7427 – AL0024 – 1027xxxxx01). This information is outlined on your payment coupon.
US Postal Service Payments: Please mail your assessment payment to the bank processing center for prompt and accurate processing using the coupon that is included with any statement you receive.

Enclosed Contact Form – Please take a moment and provide us with your preferred contact information on the enclosed form. We will be using this contact information to mail association notices and communicate with you about your owner account. IMPORTANT NOTE: If you are leasing a home in Autumn Lake, please make sure the homeowner receives this welcome letter so they can adjust their payment records and instructions as the community is transitioning from Associa / HCMS to Lone Star Bookkeepers as of January 1, 2023. This will help us avoid from taking away pool and park privileges away from those who are delinquent paying assessments.

A homeowner account must be in compliance with assessments for residents to access the pool areas. Caliber Owner Portal – To access information about your account or make a one-time payment, please visit our website
click on the Homeowners tab at the top, then scroll down and click on the Homeowner Portal button, below the Homeowner Payment button. This will redirect you to the Caliber
Homeowner Portal. Please register for an account using your current email address on file and your new account number. This will be on the statement received in January, you can also email or call to get this information.

Extended time to pay assessments – Since Autumn Lake is going through a transition to a new account managing team, we will be extending the time to pay your 2023 assessments payments to February 28. 2023.

All 2023 assessment payments paid after February 28, 2023, will be considered delinquent and be subjected to fines and late fees.

Payment plans – Autumn Lake posts signs at each entrance as well as several posts on the community website as direction of where to pay assessments. Our goal as a community is to help make sure that our homeowners do not end up in legal and end up paying large legal fees. If for any reason you are going through hard times and cannot pay your annual assessments of $380 on time, please reach out to Lone Star Bookkeepers and make payment plan arrangements.
