2020 Projects & Repairs Completed

2020 has been another big year of community projects Improving Autumn Lake of Pearland !

In 2020 we reached out to our community so that they may vote for our next big projects for Autumn Lake of Pearland. Our new website offers a platform where a survey can be taken by all our residents who have signed up with our community website. The State of Texas requires your HOA to post all important community information on a community website, so that's the platform we chose to use moving forward.

We asked our community what they wanted as options to vote for and those options led the these choices listed below:

Our homeowners voted by majority to extend the pool area and add a hot tub. The hot tub could not be budgeted due to state requiring a completely separate pump and filtering system that would have cost over $15,000 additional dollars. We did however price out 5 different pool design options and our community voted again. The community wanted a bridge between our new pool and our old pool. They chose the pool design from St Johns Pool Builders that had 2 tanning ledges that offer a shallow area for toddlers and small children to play and moms and dads to relax in the water while they tan. The pool also offers options for swimmers and even volley ball.

Of course when you build a pool other expenses follow such as a surrounding fence and pool furniture. Some plants between the two pools and we may need some commercial type waste cans. Next years Board of Directors may consider shade options such as canopies or other sun cover options.

Two of our fences went down in January : Replaced steel fence - added new section to wood fence:
We started off the year with some fences coming down after a storm. The dbl paneled wooden fence that runs along our gravel parking area fell over and broke about 1/2 way down the fence-line and the 4 ft metal fence connected to it came apart as well. The 4 ft metal fence ran down to the water. Both fences are 20 years old and we replaced both damaged areas.

We added a new variable speed pool pump! The old one burned out! 
The pool pump started burning up a few months ago so we upgraded to a variable speed pump that uses 80% less electricity and runs almost all day long. The pool has been cleaner and so far we are excited about the results.

We added a new Commercial Security Camera system and installation !
We have installed a security system that will monitor the pool area entry, jungle gym, swing-set area, small pier, new and old pool, and all door entries.

We painted the pool house inside and out !
The pool house had stains on the wood as well as holes all over the walls in the bathrooms and we have forever had a terrible spider problem being so close to the lake and pool water. We painted the pool house trim to match the gazebos, jungle gym and piers (Dark brown). We painted the ceilings and the bathroom walls with a sky blue paint that helps prevent spiders and other insects from nesting on our ceilings. We chose brown for the color of the doors as well as the peek at the top of the pool house.

We fixed and replaced what was needed to activate our entire watering system! 

We had old clogged and broken sprinkler heads, we found a watering system that used to feed the large trees by the pool and we repaired the waterlines at all 3 entrances as well as 500 ft right and left of the pool. We replaced 3 controllers and most of the heads where needed.

TOTAL COST FOR THE REPAIR AND ACTIVATION TO OUR WATERING SYSTEMWAS $3,031

We planted evergreen gardens at all 3 entrances!
We added Knockout Roses, Ginger, Foxtail ferns, Tulips, Oleanders and Lantanas to our community entrance gardens once the watering system was completed. The flower choices are some from homeowners and so ideas from Estradas Garden Center who planted them for us. We chose plants that are evergreen or come back each year.

We had to move 2 trees and cut another one down by pool area!
There has been a tree that has been cracking the old pool deck with its roots that may have eventually damaged the pool plaster so we had to cut it down and grind out the root. We also had to relocate 2 other oak trees that were in the path of the new pool deck.

We added a new DBL drinking fountain at the pool !
We had to replace the drinking fountain at the pool because the old one went out and was rusting away and we felt it was a heath issue as it is our drinking water. We also added 2 pad locks to the two pool room closets and added a cell phone monitor to the new security gate system to the pool.

We added more crushed granite at the Fair Oaks park entrance as it was needed and at the entrance of the gravel parking lot as it was a pot hole!
The driveway looking entrance at Fair Oaks settled from the first application and we also needed a lot of crushed granite at that DBL gate entrance as work trucks were creating a mud hole. The parking entrance had a big pot hole as well.

TOTAL COST OF CRUSHED GRANITE WAS $ 1.336.63

We are getting a bigger pool than we thought !
We decided to extend the new pool 5 more ft on the long side towards the lake to create a larger pool as many people called saying it was too small. We had a $70,000 budget + bridge $1500 budget originally.

The original bid of the pool design was 20 x 42. Now the new pool will be 25 x 42. This also adds 80 sq ft to the size of the pea-gravel pool deck. It was an easy decision as St Johns made the tanning ledges too large and the deep-end too small based on the design we were provided at sale. The correction was $12,000 at their cost (Nobody else would touch it for less than $20,000. We agreed to pay 1/2 their cost so we got it for only $6,000. Our original budget for the pool was $70,000 and the original budget for the bridge was $1500 = $71,500. Our drive-out price will now be $ 65,865 + $6,000 to extend in 5 ft = $71,865 drive-out price. 

OUR TOTAL PRICE FOR THE NEW COMMUNITY POOL AND BRIDGE IS NOW : $71,865
